JOB SUMMARY The Maintenance/HVAC Specialist at The Classic at Hillcrest Greens is responsible for ensuring the safety, comfort, and proper functioning of all building systems within a Senior Community. This role combines general maintenance duties with specialized HVAC expertise. Key responsibilities include performing routine inspections, troubleshooting and repairing heating, ventilation, and air?conditioning systems, and maintaining plumbing, electrical, and mechanical equipment. The specialist also ensures the facility meets regulatory standards, supports a safe living environment for residents, and responds promptly to maintenance requests or emergencies. Strong problem?solving skills, attention to detail, and the ability to work independently are essential. Essential Duties and Responsibilities: · Ensure community is in compliance with all appropriate regulations including local, state and federal laws applicable to licensure. This includes, but is not limited to Department of Health, OSHA, and state and local fire and building codes. · Responsible for creating, performing, and/or overseeing all daily, weekly, monthly checks on all physical plant systems performed by maintenance staff. · Maintain and keep records for all preventative maintenance programs and maintenance requests to meet the needs of the community, residents, and staff. · Responsible for developing and maintaining external vendor relationships for all maintenance, custodial, grounds, and housekeeping and for monitoring all non-medical contractors hired to perform services on the premises. · Responsible for ensuring the interior and the exterior building and grounds are maintained and ensuring equipment is in good working order. This includes, but is not limited to painting, weeds control, sidewalk maintenance, carpet/floor cleaning, window cleaning, HVAC maintenance, light replacements, appliance repairs, order parts and supplies. · Plan and lead community fire drills and evacuation procedures. · Responsible for coordinating and training employees in building and safety procedures, including in-service training. · Responsible for developing and maintaining community programs for safety, emergency evacuation, SDS, etc. as applicable for state licensing requirements. · Control building security by issuing keys, and maintaining a documentation system for controlled access and changing locks as necessary. · Provide assistance and make repairs in an emergency/urgent situation (i.e.: leaks) including after hours. The Environmental Services Manager is on-call after hours unless other arrangements are made. · Create and monitor department budget. · Manage inventory control of supplies and order as appropriate. · Maintains organization of The Classic storage spaces. · Works with the custodian and housekeepers to complete building projects and apartment turnovers. · Work as a team member with all department leaders and participate in leadership meetings. · Relate to all staff, residents, family members and visitors courteously and respectfully. · Adjust work schedule as needed to perform functions of the job. · Analyze and resolve work issues to make sound and timely decisions within the department and community procedures.\ · The Classic’s Mission, Vision, and Values are lived and communicated in daily work. · Participates in the Manager on Duty weekend and holiday rotations. · Other duties as assigned.
